A DSCR (Debt Service Coverage Ratio) loan is a type of financing specifically designed for real estate investors. Instead of relying on personal income or tax returns to determine loan eligibility, DSCR loans focus on the cash flow generated by the property itself.
The Debt Service Coverage Ratio (DSCR) measures the property’s ability to cover its debt obligations. To calculate it, divide the property’s net operating income (NOI) by the total debt payments (including principal and interest). For example, if a property generates $10,000 in NOI and the debt payments are $8,000, the DSCR would be 1.25, meaning the property generates 25% more income than required to cover the loan.
Lenders typically look for a DSCR of 1.2 or higher, indicating the property generates sufficient income to pay back the loan. DSCR loans offer flexibility and are ideal for investors who may not have traditional income documentation but own profitable properties.
